The annual check
Gas appliances and flues provided for tenants must be checked every 12 months by a Gas Safe registered engineer.
Doing the check early
You can have the check done up to two months before it's due and keep the original due date, so you don't lose any time.
Copies for tenants
Give a copy of the record to existing tenants within 28 days of the check, and to new tenants before they move in.
Keeping records
Keep copies of gas safety records for at least two years.
If a tenant won't give access
Keep a record of every attempt to arrange the visit. Landlords need to show they took reasonable steps.
If an appliance fails
The engineer will explain what's wrong and what needs doing. An appliance that's unsafe may be turned off with your permission until it's repaired.
Who's responsible
The legal duty stays with the landlord, even when a letting agent manages the property. Make it clear in the management agreement who arranges the checks.
This is general guidance, based on Gas Safe Register and HSE landlord information. Property owners and agents remain responsible for meeting their legal duties.
