Common questions

Legionella assessments for rental properties.

Does every rental property need laboratory water testing?

Not routinely. A proportionate risk assessment is normally used to identify and control foreseeable risks. Testing may be recommended where the assessment identifies a particular concern.

How often should the assessment be reviewed?

There is no single fixed review interval for every property. It should be reviewed when there is reason to believe it is no longer valid, such as changes to the water system, occupancy or identified risks.

Who is responsible for managing the risk?

The landlord remains responsible for assessing and controlling Legionella risks. Letting agents should make responsibilities clear within their management arrangements.
